This for-profit "proof-of-concept" project will transform a historic building—originally home to the local Chamber of Commerce and later Hunt’s China Shop—into 14 downtown apartments. The development utilizes adaptive reuse to create a mix of four studios and two one-bedroom units on the first floor, with seven second-floor lofts and an additional one-bedroom unit. The project leverages the building’s "good bones," including a barrel-vaulted ceiling and Italian Mediterranean craftsmanship, while restoring the historic arched windows on the Carrillo Street façade. To maintain affordability and serve local residents, the developers aim for rents below market rate, including one low-income and one moderate-income unit. Located just one block from the Transit Center, the project includes onsite bike storage and is exempt from vehicle parking requirements.
